What Information Should I Be Prepared to Discuss with Your Team?

Your budget, preferred location to build, programming of your home (square footage, bed/bath, preferred layout) and any details related to your financial requirements. For example, do you need help with financing or help to get pre-qualified by your bank- we are here to support the entire process.

Does Your Team Help Find Land to Build On?

Yes. We will connect you to our realtor partners to collect your information and find you the perfect lot to build on. The Rummer Development team will guide you through this process and stay connected the entire way.

Why do I need a Land Evaluation?

You will need to make sure the lot or piece of land you choose is fit for building a Rummer home on it. Every building site is different and includes variables that can increase costs and impact your budget.

Our team provides architectural, engineering, construction documentation and permitting that will support a smooth process. This also includes tree clearing, landscaping, geotechnical reports, topographical analysis, utility connection/fees associated, soil conditions, and municipality requirements.

Does Your Team Help with Financing?

We are partnered with preferred lenders who can help you with VA, USDA, FHA loans, and more. To build, you will need a construction loan that covers the cost of construction and land development.

If you’re paying for your home with cash, we will require a deposit prior to construction, draws during construction, and a final draw at completion of your project.

What is the Base Price Rummer & What Does it Cost to Build?

We have a library of plans to choose from that are ready to build, at a base price. These homes will have a limited selection of finish materials that you can choose from. We will allow for upgrades within our specific parameters to maintain the Rummer core design ethos. Sustainability and technology upgrades will be available as an add-on upgrade from the base price.

This option allows you to build quicker with relation to the upfront design process. This does not include land or land development, only the construction of the home.

Can I build a Custom Rummer home?

Yes, this is our Luxe option. We offer the opportunity to build a custom Rummer home. Our goal is to allow for upgrades and customizations while maintaining the Rummer brand value. Our team will work with you to design your custom Rummer, help you choose the land if needed, and work with you throughout the entire process.

How Do I Stay Within Budget to Build a Rummer?

We will determine which floorplan works for you, based on the base price of the Rummer home. We will then determine the land costs and presentation of an overall budget.

We will select all material finishes prior to building to limit the amount of change orders once we begin the build. The goal is to have your cost estimation prior to breaking ground and maintaining the budget through the construction process.

What is the Timeline to Build a Rummer?

The Custom Rummer home, we estimate the Architecture & Design (includes construction documentation and permitting) phase to take 4-6 months and construction to take approximately 10-14 months from start to finish. So all in, 14-20 months. This is also dependent on how quickly design decisions are made and if we need to find a lot or develop the land. This process can be done simultaneously depending on schedule.

The Fixed Price Rummer would be a shorter timeline due to the developed floorplan and selective trim kit options. We estimate a build timeline of approximately 8-12 months. This is also dependent on how quickly design decisions are made and if we need to find a lot or develop the land. This process can be done simultaneously depending on schedule.
